How to Prevent Roof Leaks
Every homeowner fears roof leaks, but what can one actually do to prevent one? The answer is quite simple, it means gaining a holistic understanding of your current roof on your home. How do you do so?
Ask yourself the following questions and see if you know the answer:
How old is my roof? (if greater than 15 years, your risk for leaks are higher)
How steep is my roof? (low slope roofs are more prone to leaks since water/snow more likely to embed roof deck).
Is my ceiling discolored in any way? (yellow discoloration indicate drywall being saturated with water, indicating a leak)
Has my roof experienced any storm damage? (missing/damaged shingles due too rain or hail can increase decline of overall roof performance)
What are the potential problem areas that are most prone to leaks (looks for water settling/pooling, if any. Check fixtures that rise above shingles like chimneys, vents, ventilation pipes, etc.. as these can be common trouble-spots for leaks)
These are just a few examples of some of the questions you should ask yourself when assessing your roof for leaks.
How do I prevent them though?
After concluding your assessment and potential/existing leaks have been found, pay attention too water flow. Water always follows gravity. If something impedes the flow so much that water has no choice but too go underneath and enter roof deck, this needs to be critically addressed. You have two choices:
Repair problem area yourself.
Call an experienced roofer to repair area.
How to repair roof leak
Remove surrounding shingles, flashings around area and take care to not damage existing roofing that remains in good condition.
Re-install removed roofing material with new material and pay attention to water flow so that its impossible water can enter roof deck.
Apply sealant as needed to strengthen repaired area.
